Damp coming from above gets in through one of these routes.
Ponding and splits on a flat roof
Water left sitting on a flat roof finds every crack in old felt. Splits, blisters and puddles that never dry are the warning.
Failed flashing at walls and chimneys
Where a roof meets a wall or a stack, lead seals the joint. Once it lifts or cracks, rain runs straight down behind it.
Open mortar joints
Driving rain soaks through brickwork where the mortar has washed out, and shows up as damp patches inside after storms.
Overflowing gutters and downpipes
Blocked or leaking gutters pour water down the walls, soaking the brickwork and staining it green below every joint.
Leaks with no obvious cause
A stain that appears only in heavy rain, or moves around, needs tracing on the roof. Patrick finds the entry point before anything is quoted.

How we waterproof a roof or wall
Waterproofing starts with finding the entry point, because water travels before it shows. Patrick checks the roof covering, the flashings, the stack and the brickwork above the damp, photographs where the water is getting in and sends you the photos. You get one price for the fix that closes that route, not a list of extras.
Flat roofs are made watertight in Firestone RubberCover EPDM, GRP fibreglass or torch-on felt, with a 14-day cooling-off period on every flat roof. Flashing is renewed in code 4 lead and finished with lead seal. Open brickwork is raked out and repointed, and blocked or leaking gutters are cleared, resealed or replaced. You pay on completion, once the work is done and the site is clean.
- Entry point traced and photographed

- Code 4 lead flashing and lead seals

Keeping the rain out of Croydon homes
Croydon's housing mixes Victorian terraces with flat-roofed rear extensions, 1930s semis with garage roofs and bay windows, and dormers added on top in later years. Every join between old and new is a place for water to get in. With over 30 years' experience on south London houses, Patrick knows where to look first and how to seal each one for good.

What waterproofing costs
Waterproofing is priced on the fix, and the fix depends on where the water gets in. Renewing a short run of flashing costs far less than a new EPDM or GRP flat roof, and repointing one weathered wall is a smaller job than a whole chimney stack. Patrick prices the work from his photos and agrees one fixed figure with you before anything starts.
What sets the price
- Where the water is getting in
- Flat roof area and the covering chosen
- Lead, pointing or gutters involved
- Height and access
- Damage to timbers or decking underneath
Waterproofing services questions
What waterproofing services do you provide?
We waterproof roofs and the brickwork around them: flat roofs in EPDM rubber, GRP fibreglass and torch-on felt, lead flashing at chimneys and walls, chimney repairs, repointing and guttering. If what Patrick finds points to a cause other than rain getting in from above, he tells you straight.
Which flat roof covering is the most waterproof?
EPDM rubber goes on as one sheet with no joints, GRP fibreglass sets as one hard shell, and torch-on felt is laid in bonded layers. All three keep the water out when they are laid properly. Patrick recommends the one that suits your roof's size, shape and use, and every flat roof comes with a 14-day cooling-off period.
How do you find where a leak is coming from?
Water runs along timbers and felt before it drips, so the stain on your ceiling is often some way from the actual gap. Patrick checks the roof covering, the flashings, the valleys and the brickwork above the damp, and photographs the entry point he finds. The repair then goes after the cause, not the stain.
Do you repair leaks on dormer and extension roofs?
Yes. Dormer and extension flat roofs leak where the covering has failed or where they meet the main roof and walls. We repair the failed section and the flashing, or replace the covering in EPDM, GRP or felt.
Do I pay anything up front?
No. You pay on completion, once the work is done and you are happy with it. The price is agreed before any work starts, with no extra or hidden fees.
