How torch-on felt goes on
Patrick checks the roof and the ceiling below, then photographs the cracks, blisters and soft patches. Once you have seen the damage, you agree the price with him. If a local repair will hold, he says so. If the felt has had its day, a new roof is the honest answer. The old felt is stripped and the deck checked, with any soft boards replaced in OSB3. An underlay or vapour control layer goes down first, then a torch-on base layer bonded with a gas torch, then a mineral cap sheet that protects the bitumen from the sun. Upstands are taken up the walls and finished under a flashing, and new edge trims direct water into the gutter. The waste goes with the team and you pay on completion.

A felt roof is priced on its area, the number of layers and the state of the deck. A small porch or garage costs less than a large rear extension with rooflights and upstands on three sides. How long does torch-on felt last?
A well-laid torch-on felt roof with a mineral cap sheet lasts for decades, far longer than the old built-up felt it replaces. Modern felts use a reinforced polyester core with modified bitumen that stays flexible in cold weather. The lifespan comes down to the deck, the falls and the detailing at walls and edges, which is where Apex put the care.
Is torch-on felt safe to fit on a house?
Yes, torch-on felt is safe when experienced roofers follow safe torching practice. That means no naked flame near combustible edges, timber upstands or gaps into the roof, and a fire check of the area before leaving.
