Signs to look for

Signs it is time to replace the roof, not repair it

A repair is the right call until the same roof keeps failing. These are the signs Patrick looks for.

The same leak keeps coming back

The roof has been patched, and a winter later the stain is back on the ceiling. When repairs keep failing, the problem is the whole roof, not one tile.

Tiles gone porous or crumbling

Old concrete tiles lose their surface, soak up water and grow moss. Once most of the slope looks like that, replacing tiles one at a time stops making sense.

Slates slipping all over the roof

One slipped slate is a repair. Slates sliding out across the whole roof mean the nails have rusted through, and every slate is on borrowed time.

Daylight or damp in the loft

Look up from the loft hatch. Torn or missing felt, daylight between the tiles or damp, blackened timbers all say the roof has had its day.

A sagging ridge or roof line

A dip along the ridge or a wavy line across the slope points to tired battens or timbers. Patrick checks the structure before he prices anything.

How we do it

How a roof replacement works with Apex

It starts with a free roof inspection. Patrick gets up on the roof and into the loft, photographs the tiles, the felt, the battens and the timbers, and sends you the lot. If a repair will do the job, he tells you. If the roof needs replacing, he shows you why from the photos and gives you one fixed price in writing. That is the price you pay, with no extra or hidden fees.

On the day, the team strips the old covering back to the rafters and checks every timber. A new breathable membrane goes on, then new battens, then your new tiles or slates, with the ridge and verges finished to match. Old tiles and waste leave with us, the site is swept clean, and you pay on completion once you are happy with the roof.

  • Free inspection with photos of the roof and the loft
  • One fixed price in writing before work starts
  • Stripped back to the rafters, timbers checked
  • New breathable membrane, battens and tiles or slates
  • 10-year guarantee, up to 20 years depending on the job

Replacing roofs on Croydon homes

Many Croydon roofs date from the 1920s and 1930s building boom, and the concrete tiles on the semis in Shirley, Selsdon and Purley are reaching the end of their life. The Victorian terraces in Thornton Heath and South Norwood carry slate that has been patched for decades. Patrick has replaced roofs on both, and he will tell you straight which kind of roof you have and what it needs.

Cost

What a roof replacement costs

A roof replacement is priced on the size and pitch of the roof, the covering you choose and what Patrick finds under the old tiles. A terrace with one simple slope costs less than a detached house with hips, valleys and dormers, and natural slate costs more than concrete tile. Patrick measures up on the free visit and gives you one fixed figure in writing, so you know the full cost before you decide.

What sets the price

  • Size, pitch and shape of the roof
  • Concrete tile, natural slate or slate-effect
  • Hips, valleys, dormers and chimneys
  • Scaffold access front and back
  • Timbers that need replacing
  • Guttering and fascias renewed at the same time

Roof replacement questions

How do I know if my roof needs replacing or just repairing?

Patrick decides from what he finds, not from the age of the house. If the tiles, felt and battens are sound and the fault is in one place, a repair does the job and that is what he quotes. If the covering is porous, the nails have failed or the felt has perished across the roof, repairs only buy time. You see the photos either way, so you can judge it yourself.

How long does a roof replacement take?

A terraced or semi-detached roof takes a few days once the scaffold is up, and a larger detached house with hips and dormers takes longer. Patrick gives you the timing with the price, and the team leaves the roof watertight at the end of every day.

What guarantee comes with a roof replacement?

Every roof replacement comes with our 10-year guarantee, up to 20 years depending on the job. Patrick tells you which applies to your roof when he gives you the price.

Can I change from concrete tiles to slate?

Yes. Plenty of Croydon homeowners replace tired concrete tiles with natural slate or a slate-effect tile. Patrick checks the timbers first and talks you through the options, so you choose the look before anything is ordered.

Do I pay a deposit for a roof replacement?

You pay on completion, once the new roof is on and the site is clean. The price is agreed in writing before any work starts, and customers mention both in their Google reviews.
