How we renew lead flashing
Patrick photographs the lead from every side, including the back gutter behind the chimney that nobody sees from the street, and shows you exactly where it has split or lifted. Sometimes the lead itself is sound and only the pointing holding it has failed, and he will tell you so. When it needs renewing, he explains what goes where and agrees the price with you before we start.
The old lead is stripped out and the joints are raked clean. We fit new code 4 lead, cut and dressed as step flashing up the sides of the stack, with an apron across the front and a back gutter behind. The top edges are wedged into the brick joints and finished with lead seal so rain cannot get behind them. The old lead goes with us, and the tiles around the stack are checked and bedded back down.

What lead flashing costs
Lead flashing is priced on how much lead the job needs and where it goes. Renewing the flashing down one side of a small chimney is a different job from stripping and renewing all four sides with a back gutter. The height of the roof, the tiles around the stack and any repointing needed to take the new lead all feed in. Patrick agrees the price once he has shown you the photos.

Lead flashing questions
What is code 4 lead?
Code 4 is a thickness of rolled lead sheet, about 1.8mm, and it is the standard for flashings on pitched roofs. It is thick enough to last for decades and still soft enough to dress tightly into shape around a chimney. Thinner lead splits sooner, which is why every flashing we fit is code 4.
How long does lead flashing last?
Properly fitted code 4 lead flashing lasts for decades, and on many houses it outlasts the roof tiles. What fails first is the mortar holding the top edge in the brick joint, or old lead that was dressed too tight and has split along the folds. Patrick checks both and shows you in photos if your lead needs renewing or only resealing.
Can lead flashing be repaired or does it need replacing?
Lead flashing can be repaired when the lead itself is sound and only the pointing or lead seal holding it in has failed. We rake out, re-wedge and reseal it. When the lead has split, thinned or been covered in mastic patches, replacing it is the lasting fix. Patrick shows you photos so the choice is clear before any price is agreed.
What is lead seal?
Lead seal is a grey, flexible sealant used to finish the joint where the top edge of lead flashing tucks into the brickwork. It stays flexible as the lead expands and contracts in the heat, so it does not crack the way mortar does. We use it on every flashing we fit, and on reseals where the old pointing has dropped out.
Is lead flashing better than mastic or flashing tape?
Yes. Lead is the proper material for flashings, and a new code 4 flashing dressed and sealed into the brick lasts for decades. Mastic and self-adhesive tape are quick patches that crack and peel within a few seasons, especially on the sunny side of a chimney. We strip those patches off and fit lead, so you are not paying for the same leak twice.
