Signs to look for

Signs your fascias and soffits need replacing

Timber boards fail slowly and then all at once, so it pays to catch them early.

Peeling paint and soft wood

Flaking paint on the fascia is the first sign water is getting in. Press a screwdriver into the board, and if it sinks in, the timber is rotting.

Gutters coming away

Brackets need solid timber to grip. When the fascia softens, the screws pull out and the gutter drops, overflows and pours even more water onto the board.

Pests getting into the eaves

Gaps where a soffit has dropped or split let birds nest and wasps build in the roof space. Squirrels chew at rotten edges to get inside.

Stains under the eaves

Dark water marks on the soffit, or on the wall just below it, show rain is running behind the gutter and soaking into the boards.

How we replace fascias and soffits

Patrick checks every board around the house, front, back and on any bay or porch, and photographs the soft sections so you can see the rot for yourself. Some houses need the full set replaced, while on others one elevation is sound and can stay. He tells you which, prices it there and then, and nothing starts until you have agreed. That way you pay for the boards that need it, not the whole house by default.

The team takes down the gutters and the old boards, then checks the rafter ends behind for rot and replaces any timber that has gone. New uPVC fascias are fixed to sound timber, soffits go in underneath with ventilation to keep the roof space dry, and the bottom edge of the roof felt is dressed so rain drops straight into the gutter. The guttering goes back up on new brackets, and all the old timber leaves with us.

There are two ways to deal with old boards, and only one of them suits rotten timber.

Full replacement

The old timber comes off, the rafter ends are checked and new uPVC fascias and soffits are fixed in place. It deals with rot at the source and gives your new gutters solid fixings for years.

Best for: Rotten or soft timber

Capping over

A thin uPVC cover is fixed over the existing board. It is quicker and only works when the timber underneath is completely sound, because covering rot hides it rather than stopping it. Patrick will show you which boards pass that test.

Best for: Sound boards that only look tired

What fascias and soffits cost to replace

The cost follows the length of the eaves and the height of the house. A bungalow with two short elevations is a smaller job than a three-storey Victorian house with a bay and a rear outrigger. Rot in the rafter ends, the depth of the soffit and whether the guttering is being renewed at the same time all feed in. Patrick measures everything on his free visit and fixes the price with you.

Fascias and soffits questions

What is the difference between fascias and soffits?

The fascia is the upright board along the eaves that your gutter is fixed to, and the soffit is the flat board underneath it, closing the gap between the fascia and the wall. Together they seal the edge of the roof against weather and wildlife, and the soffit is where the roof space gets its ventilation.

Should fascias and soffits be replaced at the same time as guttering?

Yes, in most cases. The gutters have to come down to replace the fascia, so fitting new ones at the same time saves paying for the same work twice, and old brackets rarely go back up cleanly into new boards. If your guttering is fairly new and sound, Patrick will say so, and we refit it on new brackets instead.

Can you cap over rotten fascia boards?

Not if they are rotten. Capping hides the rot but leaves it working away behind the cover, and the gutter brackets end up screwed into soft timber. Capping only makes sense over boards that are completely sound. Patrick tests the boards and shows you the photos, so you know which you have before any price is agreed.

Do uPVC fascias need painting?

No. uPVC fascias and soffits never need painting and only want a wipe down with soapy water now and then to keep them bright. That is the big difference from timber, which needs sanding and repainting every few years to stop water getting in. Once they are up, the only upkeep is keeping the gutters clear.

Why do soffits need ventilation?

Soffit vents let air into the roof space so moisture from the house can escape instead of condensing on the timbers. Without them, lofts get damp, the underside of the felt drips and rafters start to rot. When we fit new soffits we build the ventilation in, and Patrick will look in the loft too if you have been seeing condensation or mould.
