How we do it

How Apex insulate a roof

Patrick checks the loft, the rafters and the roof covering first, and photographs what is there now: loose mineral wool, old felt, bare slates or nothing at all. He explains where the heat is going and how the new insulation fits, and you agree the price up front. If the roof itself needs work, you see that too, so the insulation goes in once and is not disturbed later.

PIR boards are rigid foam panels with foil faces. The team cuts them to fit tightly between the rafters and seals the joints with foil tape, keeping a ventilation gap above so the roof can breathe. The boards can go in from the loft side in a lived-in house, or from above during a re-roof with the tiles off. Offcuts and old wool are bagged up and taken away, and the loft is swept before the team leaves.

When a slope is stripped for new battens, membrane or tiles, the rafters are open from above. Boards go into that section before it is closed up, so you do not pay to open the roof twice.

Insulation is priced on the area, the thickness of board and how it goes in. Working from the loft side takes careful cutting around every rafter, while fitting from above during a re-roof shares the scaffold and labour already on site. Rooms in the roof with sloping ceilings take more work than an open loft. Old wool to clear, awkward access or damp timber all add to it. Patrick agrees a single fixed price with you after the survey.

Roof insulation questions

What is the best insulation for a pitched roof?

PIR boards between the rafters are one of the best options, because they give a lot of insulation for their thickness. That matters in a roof where the depth is limited by the rafters. They are rigid, cut cleanly and seal with foil tape. Mineral wool on the loft floor works for a cold loft, but PIR in the slopes warms the whole roof space.

Can you insulate a roof from the inside?

Yes, PIR boards can be fitted between the rafters from the loft side without taking any tiles off. The team leaves an air gap above the boards so the roof keeps breathing, which matters on older roofs with felt or bare slates. It suits lofts used for storage and rooms in the roof.

Does insulating a roof cause condensation?

It can if the roof is not ventilated properly, which is why the method matters as much as the material. Boards packed tight against old felt or bare slates trap moisture. Is it worth insulating a roof when replacing it?

Building regulations also expect a roof's insulation to be brought up to standard when the roof is replaced.

Can you insulate a roof while repairing it?

Yes, and it is the cheapest moment to do it.
