Signs to look for

When a chimney needs repairing

Most chimney faults start at the top of the stack, where nobody sees them from the ground.

Cracked or missing flaunching

The mortar cap around the pots cracks with frost and lets water straight down into the stack and the rooms below.

Loose pots or a damaged cowl

A pot that rocks in the wind or a cowl that has blown off leaves the flue open to rain and nesting birds, and a falling pot is dangerous.

Open joints in the brickwork

Mortar washed out of the joints lets rain soak into the brick. Sand collecting on the tiles below the stack is the giveaway.

Damp where the stack meets the roof

Damp at the base of the stack in the loft points to failed flashing or a split back gutter on the uphill side of the chimney.

Stains on the chimney breast

Brown stains on the chimney breast upstairs mean water is travelling down inside the stack from somewhere above.

How we do it

What a chimney repair involves

Patrick gets up to the stack with a roof ladder or scaffold, photographs the pots, the flaunching, every face of the brickwork and the flashing at the base, and sends you the photos. He tells you which part is letting the water in, and you get one price for the repair before anything is touched.

Cracked flaunching is broken out and rebuilt around the pots in a strong sand and cement mix. Loose pots are rebedded and new cowls fitted where the flue needs one. Open joints are raked out and repointed, and failed flashing is renewed in code 4 lead with lead seal. The roof below is swept clean, the old mortar goes with us, and you pay on completion.

Tall stacks in Purley, Kenley and Sanderstead

Many of the bigger houses in Purley, Kenley and Sanderstead carry tall stacks with several pots, standing high above the roof line where wind and frost hit hardest. The top of those stacks is the part nobody has looked at in years. Patrick works on them safely at height and photographs the top of the stack, so you see its condition for yourself before you agree any repair.

Cost

What chimney repairs cost

Chimney repairs are priced on what needs doing and how the team reaches the stack. Rebedding one pot from a roof ladder is a short job. Rebuilding the flaunching, repointing all four faces and renewing the flashing on a tall stack needs scaffold and takes longer. Patrick prices it from his photos, and the agreed price is the price you pay.

What sets the price

  • Flaunching, pots, pointing or flashing
  • Height of the stack and number of pots
  • Roof ladder or scaffold
  • Cowls needed
  • Shared stack on a party wall

Chimney repairs questions

How do I know if my chimney needs repairing?

Look for sand or bits of mortar on the roof below the stack, a pot that is leaning, cracks around the top, or damp on the chimney breast inside. Patrick photographs the top of the stack for you, so you see exactly what state it is in.

Can you fit a cowl to my chimney?

Yes. We fit cowls to keep rain and birds out of open flues, and replace cowls that storms have damaged or blown off. Patrick tells you which type suits a flue you still use and one that is capped off.

Can a chimney be repaired without scaffolding?

Smaller jobs on a low stack, such as rebedding a pot or patch repointing, are done from a roof ladder. Full repointing, new flaunching and lead on a tall stack need scaffold so the work is done safely and properly. Patrick tells you which applies when he prices the job.

How long do chimney repairs take?

Rebedding a pot or patching the pointing is a short job. Repointing a whole stack with new flaunching and lead takes longer, especially when scaffold is needed. Patrick gives you the timing with the price, and the team leaves the stack watertight at the end of every day.

What does lead flashing on a chimney do?

Lead flashing seals the joint where the stack meets the roof tiles. It is stepped into the brick joints and dressed over the tiles so rain runs off instead of into the roof. When it lifts or splits, water runs down the side of the stack into the loft. We renew it in code 4 lead and seal it with lead seal.
