Signs it is time for a new roof

One of these on its own is a repair, but three or four together point to a re-roof.

Repairs every winter

When a different leak turns up every year, the roof is wearing out as a whole. Patching buys you a season, and the bills keep coming.

Slates slipping in numbers

Several slipped slates across one slope means the nails have rusted through, not that a slate broke. It is called nail fatigue, and only a re-slate cures it.

Sagging roof line

A dip along the ridge or a wavy slope seen from the street means the battens or rafters underneath are tired. It needs looking at from the loft.

Tiles crumbling or flaking

Old concrete tiles lose their surface and go porous with age, and clay tiles flake in frost. Once they soak up water, they crack and slip.

Daylight through the loft

If you can see light between the tiles from inside the loft, the underlay has gone or was never there. Wind-driven rain and snow will get in.

How we do it

How Apex replace a roof

It starts with Patrick on the roof and in the loft. He checks the tiles, battens, membrane and rafters and photographs what he finds, so you see why a new roof is needed instead of taking his word for it. You then get one price for the whole job, agreed up front. It covers scaffold, materials, labour and taking the old roof away, with no extra or hidden fees once work begins.

When work starts, the scaffold goes up and the old covering comes off down to the rafters. Any rotten timber is shown to you before it is replaced. A new breathable membrane goes on, then fresh treated battens, then your tiles or slates, nailed and clipped to the right pattern. The ridge, hips and verges are finished in a dry-fix system, so there is no mortar to crack. The team clears the site and you pay on completion.

The price of a new roof comes down to its size, its shape and what you put on it. A simple gable roof on a mid-terrace is a smaller job than a hipped semi with a bay, a dormer and two valleys. Natural slate costs more than concrete tile to buy and to fix. Scaffold, the state of the timbers and how the old roof comes off all count. How much should a new roof cost in the UK?

A new roof costs what its size, shape and covering add up to, which is why a fair quote only comes after a survey. National averages are no help for your house, because a semi with hips and a bay is a different job from a flat-fronted terrace. Insist on a written, fixed price. How much does a new roof cost on a 3-bed semi?

It comes down to the tiles you choose and what sits under the old ones, so the only honest figure is one given after a survey.
