Do old garage roofs contain asbestos?
Many do: grey corrugated or flat sheets on garages built before 2000 often contain asbestos cement. It is low risk while it is left alone, so do not drill, cut, sand or pressure wash it. Patrick points out suspect sheets on the survey, and taking them off is part of the price you agree before work starts.
What is the best roof for a garage?
EPDM rubber is a strong choice for most garages because it goes on as one sheet with no joints. Torch-on felt costs less and is easy to repair. GRP gives a hard finish if you ever walk on the roof. Patrick prices all three on the survey, so you choose on the facts and not on a sales pitch.
Do I need planning permission to replace a garage roof?
No, replacing a garage roof like for like does not need planning permission. Changing its height or shape, such as adding a pitched roof, can do, and so can work on a listed property or in a conservation area. A straight swap from felt to EPDM or GRP on the same flat roof is fine.
Why does my garage roof leak at the back wall?
Leaks at the back wall come from failed flashing, or from felt that has pulled away where the roof meets the brickwork. Water then runs down the inside of the wall and pools on the floor. The fix is new felt or EPDM turned up the wall with a proper flashing over it, not a tin of sealant brushed over the gap.
What happens to the old garage roof when it comes off?
