Signs to look for

Signs your gutters need attention

Gutters fail quietly, so the clues show up on your walls and paths before anyone looks up.

Water spilling over the edge

Rain pouring over the front of the gutter in a downpour means a blockage, a sagging section or a fall set the wrong way. Left alone, it soaks the wall below.

Dripping joints and brackets

Drips from the joints between lengths point to perished rubber seals or a union that has pulled apart. A green streak down the brickwork is the giveaway.

A run that sags or bows

Gutters dip when brackets snap or the fascia behind them goes soft. Water then pools in the low spot and overflows long before it reaches the outlet.

Plants growing along the top

Grass, moss and seedlings sprouting out of a gutter show it has been full of silt for months. The roots hold water against the fascia and rot it.

Damp patches near the eaves

Damp on an upstairs ceiling near the eaves, or on the wall under the gutter line, often starts with a gutter overflowing behind the fascia board.

How we do it

How Patrick's team puts your guttering right

Patrick starts at ground level and then goes up. He checks every run, bracket, joint, hopper and downpipe, watches how water moves through the system and photographs every fault he finds. You get those photos on your phone before any price is mentioned, so you can see the cracked union or the dropped section for yourself. Then he tells you what needs doing and what can be left alone, and agrees one price with you there and then.

The team does the work, often the same day or the next. Blocked runs are cleared out and flushed. Failed joints are resealed or replaced, brackets are refitted at the right spacing and the fall is reset so water heads for the outlet instead of sitting in the middle. Where a run is past saving, we fit new uPVC in half round, square or ogee to suit the rest of the house. Every bit of old gutter and silt leaves with us, and you pay once the job is finished.

  • Photos of every fault before a price is agreed
  • Joints resealed and brackets refitted at the correct spacing
  • Fall reset so water runs to the outlet
  • Half round, square and ogee uPVC to suit your house
  • Downpipes and hoppers cleared and checked
  • Old gutter and silt taken away

Guttering on Croydon homes

Croydon's streets are full of mature trees, and Shirley, Sanderstead and Addiscombe drop a season's worth of leaves straight into the gutters every autumn. The 1930s semis across Selsdon and Thornton Heath went up with cast iron gutters, and plenty still carry them or wear plastic replacements that are now decades old. The Victorian terraces in South Norwood drain a hidden valley gutter through a hopper at the back. Patrick knows these houses, brings the right profile to match your neighbours and tells you straight when a clean and reseal will do instead of a new system.

Plenty of Croydon downpipes run into an underground gully at ground level. When that gully backs up, the downpipe fills and overflows at its joints, which looks exactly like a gutter fault but is not one. Patrick checks the gully as part of his visit and shows you the standing water if that is the culprit, so you never pay for new guttering to cure a blocked drain.

Your options

Clean, repair or replace?

There are three routes, and Patrick will tell you which one your gutters need.

Clean and reseal

Silt, moss and leaves come out of every run and outlet, the downpipes are flushed and any joint that drips is sealed. The right call when the gutters themselves are sound but full.

Best for: Blocked gutters on a sound system

Repair

Failed sections, unions, brackets or stop ends are replaced and the fall is reset. Good for storm damage, a snapped bracket or a single leaking corner, without paying for a whole new system.

Best for: One or two faulty sections

Replace

The old gutters and downpipes come down and a new uPVC system goes up in half round, square or ogee, on new brackets at the right spacing. Best when cast iron has rusted through or plastic has turned brittle.

Best for: Old, brittle or rusted systems

Cost

What guttering costs in Croydon

The price comes down to how much gutter there is, how high it sits and what is wrong with it. A single leaking joint on a bungalow is a very different job from a full replacement on a three-storey Victorian house with a rear outrigger. Patrick prices it after he has seen it and shown you the photos, and the figure he gives you is the one you pay, with no extra or hidden fees.

What sets the price

  • Total length of gutter and number of downpipes
  • Height of the house and access
  • Clean, repair or full replacement
  • Gutter profile: half round, square or ogee
  • Condition of the fascia boards behind
  • Taking down old cast iron

Gutter services questions

How long does guttering last?

A well-fitted uPVC gutter system lasts for decades, and cast iron lasts longer still if it is painted and kept clear. What shortens the life of any gutter is neglect: silt that holds water, brackets that are never checked and joints left dripping. A clean and a check once a year keeps most systems going far longer, and Patrick will tell you honestly how much life yours has left.

Should gutters be repaired or replaced?

Repair them when the faults are local, such as one leaking union, a snapped bracket or a single cracked length. Replace them when the plastic is brittle along the whole run, the cast iron is rusting through or repairs keep failing in new places. Patrick photographs the whole system, shows you where the faults are and prices the option that actually makes sense for your house.

Why are my gutters overflowing when it rains?

Gutters overflow for one of three reasons: a blockage, a fall that has dropped the wrong way or a gutter too small for the roof it drains. A blocked downpipe or gully causes the same symptom lower down. Patrick finds which one it is, photographs it and shows you, so you pay to fix the cause and not a guess.

Can you match my neighbour's guttering on a semi or terrace?

Yes. On a semi or terrace, your gutter often meets your neighbour's at the party wall, so the new section has to join theirs cleanly. We fit adaptors that join half round to ogee, square to half round and plastic to old cast iron, so your run finishes neatly at the boundary and does not leak at the join.

Do you do guttering outside Croydon?

Yes. Apex work across Croydon and the south London and north Surrey towns around it, including Bromley, Beckenham, Sutton, Epsom, Streatham, Purley, Coulsdon and Orpington. The service is the same wherever you are: Patrick comes out, photographs the gutters, agrees a price with you and the team does the work. Call 020 8138 0918 to book.

Do you guarantee guttering work?

Yes. Guttering work comes with our 10-year guarantee, up to 20 years depending on the job, and the whole team is fully insured. Patrick explains what the guarantee covers on your job when he agrees the price, so you know exactly where you stand before any work starts.
