First the old covering comes off, and any rotten boards in the deck are cut out and replaced with OSB3. The EPDM sheet is rolled out, left to relax, then bonded to the deck with water-based adhesive across the main area and contact adhesive at the perimeter. At the walls the rubber climbs up behind a flashing, and at the edges it wraps onto trims that drip into the gutter. No flame is used at any stage, and the site is left clean.

EPDM roofs are priced on area, deck condition and detail. Because the rubber comes in one sheet, the size of the roof sets the sheet cost. Each rooflight, soil pipe or outlet needs its own detail. Is EPDM better than felt?
EPDM outlasts felt on most house flat roofs because it goes on in one sheet and stays flexible in heat and frost. Felt is cheaper and easier to patch, and a good torch-on system is still a sound choice. If you want the longest life with the least upkeep, rubber is the stronger pick. Does EPDM go brittle with age?
